Ok, about your site. Wayne gets you ranking and traffic but when they get there Wayne's sites don't have allot on the front page to suck them into using your site and showing them you can help them in more areas than typical sites do.
By showing you understand them and can have your website answer their questions on all the facets related to real estate, they wont go anywhere else.
I would do two versions for all the sites you have with Wayne that would be copied to the mirror sites you have; one with with two of you and another "unbranded" Studies show that unbranded sites get more usability.
